Large housing and commercial developments should go
through the Local Plan process following consultation with local communities,
elected members, town and parish councils. Communities should have
confidence that reasonable alternatives have been considered and that decisions are made which incorporate local knowledge. This has not been the case recently - the SEA for Adlington New Town mistakenly used population data for Adlington Lancashire!

National Planning Policy has led to a huge increase in the target for new homes. The time-scale involved gives developers a licence to push through unsuitable schemes. This must be resisted and all larger scale developments should carefully considered within the local plan even if that involves some delay.

It is extremely important that existing Green Belt land is protected even in the situation where there is a lack of a 5 year supply of housing sites.
The Local Plan should require that any proposal affecting Green Belt clearly demonstrates exceptional circumstances; that brownfield alternatives have been assessed first; the impact on each of the five Green Belt purposes; the effect on the identity and separation of neighbouring towns and villages; and the long-term permanence and effectiveness of the Green Belt.
Development should also avoid the unnecessary loss of productive agricultural land, ancient woodland and established habitats supporting biodiversity.

Note that care should be taken when using the Govt Connectivity Tool to assess planning applications. It is not reliable in the case of Adlington, misrepresenting the provision of bus services. Bus stops exist near the station but these are only for occasional rail replacement services. Pick-up points for Poynton High School on Brookledge Lane are for private buses once per day!
Also Adlington Station cannot be classified as "well-connected" due to low frequency of services.
