Adlington is designated Green Belt and meets the purposes of Green Belt as set out in national planning policy. Consideration of changes to Green Belt boundaries must fully recognise the role this land plays in preventing inappropriate development and protecting the character of the area.

Protecting environmentally sensitive areas: Areas with significant environmental value and high biodiversity, including sites identified through Cheshire Wildlife Trust (CWT) evidence, must be considered differently. The ecological importance of these areas should be fully assessed and protected.

Protecting farmland and farming : The impact on productive farmland and viable farming operations should be considered, avoiding unnecessary loss or fragmentation of agricultural land.

Considering nature recovery priorities: The Local Plan must take account of the Cheshire and Warrington Local Nature Recovery Strategy and consider any overlap between proposed development sites and areas identified as important for nature recovery.

Transport infrastructure must be realistic. The presence of a railway station alone should not be considered sufficient justification for changing Green Belt boundaries. Adlington station has an infrequent local rail service (less than two trains per hour outside of peak hours) and limited capacity for upgrades and inappropriate access on the narrow bridge. Transport evidence, including the prepared TPA (Transport Planning Associates) report, should be fully considered.

No development should be agreed without appropriate infrastructure being in place or planned. This includes sufficient transport provision (such as public transport, highways, cycleways and footpaths) to support existing and new communities. This does not exist in or near Adlington.
