Local plan scoping consultation

I am submitting comments/objections to the planning authority concerning a possible development of land on the west side of Pavement Lane, just past Bernisdale Road. The points I intend to raise are as follows:-


Risk of flooding-this land frequently suffers from poor drainage, with the gardens of the properties on the West edge of the field being underwater during the Autumn/Winter period. I would suggest that this is consistent with the drainage issues experienced by the properties built on the old forge situated on Ryecroft Road.

Whilst the village does have shops, the local school is already full. As any development would presumably have a significant social housing element, likely that the necessity for more school places could not be met.

The land is Green Belt, and whilst I am aware that the Government is pushing for housing development to be extended to such areas, I feel that it is essential that the village avoids urban sprawl, retaining its historic identity (featured in the Domesday Book) and does not simply become a part of Knutsford.

I would also draw attention to the fact that in recent years the flight path to and from Manchester Airport has altered so it is now directly over this piece of land.
The airport operates 24 hours a day, and whilst the policy is to minimise traffic between 11.30 pm and 6 am, surveys show a significant number of flights during this period. Therefore, LOAELY and SOAELL ( Significant Observed Adverse Effect Level) are highly pertinent to this site.
